About two-thirds of Laguna Niguel homes were built in the 1980s and 1990s, according to Census estimates. UC IPM says the western drywood termite is commonly found along the Pacific coastal region. Drywood or subterranean?

Drywood termites live in dry wood above ground, often in attics, eaves and furniture. UC IPM calls their six-sided fecal pellets diagnostic; they are pushed out of kickout holes less than 2 mm wide. Subterranean termites need soil contact. Mud tubes on a foundation or wall are a common sign. Contact a licensed company for an inspection. When they swarm

Drywood swarmers fly during the day in summer and fall. Subterranean termites in the Reticulitermes group swarm in the afternoon in spring or fall, on clear days after soaking rain. UC IPM: Drywood Termites; UC IPM: Subterranean and Other Termites.

Is a termite report part of every Laguna Niguel home sale?

What is the difference between Section 1 and Section 2 on a termite report?

Section I items show visible evidence of an active infestation or infection, or damage that came from one. Section II items are conditions likely to lead to one, with no visible evidence yet. Areas the inspector couldn't reach are listed separately as further-inspection items.

Do I have to ask for a separated report?

You should ask when you order the inspection. California requires the company to tell the person ordering the report that a separated report is available. If you request one, each recommendation is labeled by section.

Two companies gave me different recommendations. Is that allowed?

Yes. Every report must say, in bold, that reports from different companies should list the same findings but that recommendations to correct them may vary, and that you have a right to a second opinion from another company.

I found winged insects inside. Are they termites?

They may be. Drywood swarmers fly on summer and fall days, and subterranean swarmers often appear on spring or fall afternoons after a soaking rain. UC IPM notes that a swarm doesn't always mean the building is infested. An inspection confirms it.

What are the dirt tubes on my foundation?

Shelter tubes, sometimes called mud tubes, are the most common sign of subterranean termites. Workers build them from soil, saliva and bits of wood to travel between the ground and the wood they eat.

What does a termite "certification" actually say?

When the work clears everything found, the certification states that the property "is now free of evidence of active infestation or infection in the visible and accessible areas." That statement is limited to the areas the inspector could see and reach.
